How Much Does It Cost to Paint a House in West Palm Beach? (2026 Guide)

What drives the price of interior and exterior painting in Palm Beach County, what should be in every estimate, and how to compare bids that look nothing alike.

The most common question we get on the phone is "how much does it cost to paint a house in West Palm Beach?" The honest answer is that no one can quote a house without seeing it, but we can tell you exactly what drives the number so you can read any estimate, including ours, with confidence.

What drives exterior painting cost

Size and stories

Square footage of wall surface, not floor area, is what matters. A 2,000 square foot one-story ranch in Boynton Beach has far less wall than a 2,000 square foot two-story in Palm Beach Gardens with tall entry columns and a second-floor balcony. Height also adds ladder and staging time.

Surface condition

This is the biggest variable. A house with chalky paint, dozens of stucco cracks, rotted fascia, and mildew on the north wall needs days of prep before paint. A house repainted seven years ago with good product needs a wash and touch-ups. The prep should be itemized in your estimate so you can see what you are paying for.

Detail and trim

Mediterranean homes in Boca Raton with arches, foam banding, quoins, and decorative shutters take far longer to cut in than a plain stucco box. Every color change is another set of masking and cutting.

Paint quality

A gallon of premium 100% acrylic exterior paint costs two to three times what contractor-grade paint costs, and it lasts two to three times longer in South Florida sun. On a typical house the difference in material cost is a few hundred dollars. The difference in repaint cycle is years.

HOA requirements

Some communities require specific manufacturers or lines. Some require an ARB submittal with a fee. This is small, but it is real.

What drives interior painting cost

  • Number of rooms and ceiling height.
  • Walls only, or walls plus ceilings plus trim and doors.
  • Amount of drywall repair and patching.
  • Number of colors and accent walls.
  • Whether furniture needs to be moved and protected.
  • Popcorn ceiling removal, which is priced separately.
  • Cabinet painting, which is its own project.

What should be in every estimate

If a bid does not list these, ask. If the painter cannot answer, keep looking.

  • Exact surfaces included and excluded.
  • Prep steps: washing, scraping, crack repair, caulking, sanding, priming.
  • Number of coats.
  • Paint manufacturer and product line, by name.
  • Who handles HOA submittals.
  • How many days the job will take.
  • Proof of license and insurance.

Why bids vary so much

Three painters can look at the same house and come back with numbers that differ by thousands. Usually the low bid is one coat of contractor paint over an unprepped surface.
