Testing first

Popcorn texture applied before the early 1980s can contain asbestos. We recommend a lab test on any home built before 1985. If it comes back positive, removal must be done by a licensed abatement contractor. If it is clear, we proceed.

Containment and removal

The room is sealed with plastic, floors and furniture fully covered, and fixtures removed. The texture is wetted and scraped, which keeps dust down and protects the drywall underneath.

Skim and finish

After scraping, the ceiling is never truly smooth. We skim-coat it with joint compound, sand, prime, and paint with a flat ceiling paint that hides minor imperfections. If you prefer a light knockdown texture instead of smooth, we can apply that.

Why ceilings show every mistake

Light rakes across a ceiling at a low angle, so roller lap marks, uneven sheen, and patches that were not feathered all show. We use a dead-flat ceiling paint, roll in one direction with a consistent wet edge, and keep the whole ceiling wet until it is finished. Water stains are sealed with a stain-blocking primer first, or they bleed through two coats of paint and reappear.

How do I know if my popcorn ceiling has asbestos?

Only a lab test can tell you. If your home was built before 1985, test before removal. We can point you to a local testing lab. Positive results require a licensed abatement contractor.

How long does popcorn ceiling removal take?

A single room takes two to three days including scraping, skim coating, sanding, priming, and painting. A whole condo typically takes a week.

Can you paint a ceiling without painting the walls?

Yes. We mask the walls and cut a clean line at the ceiling edge. Many customers do ceilings alone to brighten a room.

What color should a ceiling be?

A flat bright white is the default and makes rooms feel taller. Tray ceilings and dining rooms often look good with a soft accent color. We can show samples.

Will the water stain come back after you paint?

Not if the leak is fixed and the stain is sealed with a stain-blocking primer before painting. Painting over a stain without sealing it almost always fails.
